In real estate, execution matters more than promises — and the right team can make or break a deal.
Here’s a real lesson from 1 Morgan Drive, Danvers, where I represented the seller:
We were fully under agreement. Everything was moving smoothly… until the buyer’s financing fell apart at the very last minute.
What happened?
The buyer switched to a new lender they had never worked with before — drawn in by a “better” rate. On paper, it looked great. But once the file hit underwriting, personal financial nuances surfaced that the new lender wasn’t equipped to navigate in time.
The deal was suddenly at serious risk.
In the end, they had to circle back to their original lender — the one who knew their full financial picture and understood how to structure the loan properly. That’s who ultimately got it done.
The takeaway:
