We just closed on this one .. and there were so many lessons packed into this transaction.

This home had previously been on the market and expired. When we relisted, we didn’t just tweak the strategy… we amplified everything .. especially the open houses.

We went all in:
🍎 apple cider
🍩 cider donuts
🍂 warm fall scents

And I truly didn’t realize how much that experience changes how buyers feel when they walk through a home. It matters more than people think.

NOW for the real lesson…

I was exclusively representing the seller, and an unattached buyer came through. I chose to work both sides — not to make more money (actually the opposite). I took a commission cut to make the deal work, and it ended up being the only offer.

And I’ll be honest .. it was incredibly difficult to manage both sides, even while doing everything possible to maintain clear boundaries.

Buyers should have their own representation. Period.
The seller pays the fee .. and it’s worth it.

Buyers don’t get a better deal by going directly to the listing agent. They sign themselves up for a complicated, uncomfortable process.

Lesson learned.
I will no longer represent unattached buyers on my listings unless absolutely necessary.

Buyer agents exist for a reason .. and they are worthy, valuable, and essential.

This attorney took it and ran ... thankfully we were able to come to an agreement, but it was a learning moment.”
